1. What percentage of occupancy would you consider to be owner occupied?

If the borrower occupies at least 51% of the available square footage, the property is considered owner-occupied.

2. When is a rent roll required for income producing properties?

If the property is less than 100% owner occupied, a rent roll related to current tenant will be required.

3. What credit bureau is used to determine a borrower's credit worthiness?

We typically obtain a tri-merge credit report for all three agencies and it is only requested once.

4. What are the typical loan terms and rates?

Each transaction is priced and sized based upon the unique underwriting, characteristics of the deal. We offer non-recourse, long term fixed pricing, interest only payments. Pricing is also designed from LIBOR, Treasuries and other indexes, depending on the project size, property type and financing structure required.

5. How long does it typically take for Infinity Commercial Capital to close a loan?

While each transaction has it's own nuances that will determine the speed at which we can close, most transactions will fund within 45-60 days of the signed loan application. In some cases the required third party reports (MAI Appraisal, Environment Reports, etc.) may delay the timeline for closing a specific transaction.

6. Will Infinity Commercial Capital accept blanket loans?

Yes, there are loans which are for more than individual property. Non-contiguous are not a problem, but the properties that are to be wrapped will normally need to be in the same county, in most cases.

7. What niche does Infinity Commercial Capital have over other Correspondents and Intermediaries?

We have the infrastructure and knowledge to underwrite each project to confirm the viability for financing. This service provides the borrower with an immediate decision to our approval to proceed with their loan transaction. We have an extensive capacity to underwrite and finance a wide range of property types and loan amounts.
